KUCHING: A real estate agent’s job is more than just finding a buyer for a home.

According to H. SIMON Real Estate manager Colin Wong, it also includes services like providing advice and consultation on selling price, application of loan, securing the highest possible valuation for the property and arrangement for legal documents to be signed at lawyer’s office and transfer.

“For example, some banks will not want to finance a detached wooden house in Kampung Cemerlang which is located behind Four Points by Sheraton Kuching, as it consists of more than 30 per cent wood.

“However, there are other banks who are more than willing to finance this kind of property and do not have these kind of restrictions,” said Wong.

“That is why when you engage professional agents like us, we can advise you against the pitfalls of failing to sell or buy certain properties just because you do not have sufficient knowledge to get the financing.

“We give you in-depth advice on property tax such Real Property Gain Tax, Bank’s Penalty, low cost housing transaction, Stamp Duty, legal fees and all the relevant matters relating to property,” he explained.

Wong bagged the prestigious Malaysia Institute of Estate Agent (MIEA) Real Estate Negotiator of the Year award earlier this month in Kuala Lumpur.

The award category was first introduced this year and he was its inaugural winner.

“It felt really good to win this award because it is a nationwide recognition. I received a lot of support from my family, colleagues and especially H. SIMON Real Estate principal Simon Hii,” he said.

“I would like to thank my mentor Simon Hii for guiding and giving me invaluable advice throughout the years with the experience he has acquired.”

Wong said that he has been in the real estate industry for 12 years and has been with H. SIMON Real Estate since Nov, 2013.

“I first started my career working as a sales executive at a developer’s office. At the time I was studying for my diploma in marketing. That was how I first set foot in the property industry.

“After a while, I decided that I needed to involve myself in a career where the sky is the limit, and that’s when I decided to become a real estate negotiator,” he explained.

He said the criteria for winning the award was based on the number of sales, business plans and execution of business plans as well as feedback from clients.
